There is no doubt that the number of sales of homes priced over a million has increased. Long Realty Foothills Office has 7 new contracts on homes priced over a million so far for just the first 27 days of April. Long Foothills Office has been the # 1 sales office in Tucson for quite a few years and I am happy to be part of this very successful office.
The high-end homes are selling much better now than the sluggish pace revealed in the first quarter of this year.

I predict within six months that homes priced over 400K will start rebounding. Although, in the present market, most of the sales are in lower- priced homes- below 350K, the buyer showings (which reflect interest) have increased quite a bit in homes priced in the higher ranges. A market turn-around is likely around the corner. Of course, no one knows when the bottom has been met and the market pulls up– with houses appreciating– until a quarter or six months after the bottom has occurred. There is no doubt about it, the number of listings is depleting; so if you want to find your dream house at a great price,and finance it with a low interest rate, it is time to dive in!

Catalina Foothills - District 16 Schools - have open -enrollment. It is likely that even though it is past the open- enrollment due date for application of Feb 29th, that if you enroll soon, your child can get in. The District 16 - Catalina Foothills schools are ranked # 1 in Tucson and some of their schools are ranked # 1 in the state. Additionally, some of their schools are closer to the homes that are districted for TUSD. The only catch is you will have to drive your children to school and pick them up if they are open- enrolled. Catalina Foothills School District has excellent sports and after-school activities and the cost is very affordable. However, if you are thinking of open- enrolling your child, do not wait any longer: last Summer a few kids who tried to open- enroll were turned away since they were finished with their teaching hiring at some of the schools.
District 16 has had all “excelling schools” (ranked by the state of Arizona) for six years; the curriculum focuses on learning and thinking with digital-age literacy. It teaches kids personal and social responsibility. The curriculum includes Music, Art, Spanish and Phys Ed. Go on line at www.cfsd16.org for more information.

Wow! Every real estate agent I talk to agrees with me, the market is very active with many buyers out there finally getting off the fence and purchasing homes! Have the prices bottomed? All indications are YES! So don’t wait any longer if you want to get a great deal and have more than a few houses to chose from! Interest rates are the lowest they have ever been and first- time home buyers (or those that have not owned a home for 3 years, and are purchasing a primary residence) are likely to qualify for an 8K tax credit.

There is a definite correlation between the housing market and the stock market. As the stock market shows signs of bottoming out and moving up, so does the Tucson Luxury Foothills market. More buyers are biting. It is likely that if you want to buy at the bottom, it has just recently been reached. What an opportune time with interest rates so low and inventory higher than usual.
