Alta Vista Luxury Tucson Foothills Homes for Sale

Yesterday I mentioned the last two years of homes sold in Alta Vista, a beautiful community that is nestled in the heart of the Catalina Foothills. Today I will review the 12 homes in Alta Vista that are for sale:

Alta Vista Luxury Tucson Foothills Homes

Alta Vista is an ungated premier community located adjacent to Ventana Canyon Resort. It is located between Craycroft on the west and Kolb Road on the east. Many of the homes have incredible city and mountain views. Homesites are also surrounded by the pristine Sonoran Desert. Another draw is  that all the homes in this neighborhood are districted for Catalina Foothills District 16 schools which are recognized as having the highest test scores in Pima County and most of Arizona. Owners can walk to Loews’ Ventana Canyon Resort and Ventana Canyon Country Club.

 So far, during this year, Alta Vista has seen 9 homes sell between $499,900 and $1,175,000 at an average of $232.19 per square foot.

 Last year, during the same period, there were 12 sales ranging from $575,000 and $1,419,000 at an average of $260.77 per square foot.

Like everywhere in the Tucson Foothills area, there are some incredible buys in this highly sought-after neighborhood.

So the Stock Market Goes, So Goes the Tucson Luxury Homes Market

As the Dow is hovering near 10,000, I expect more buyers will be inclined to make luxury home purchases again. I have noticed as signs signal that the recession is nearing an end, more luxury homes are going under contract. However, this does not mean that those who are listing their homes are going to get an appreciation bump. The good news for Sellers is that if their listed home is staged well and is priced aggressively, it won’t take as long to sell as it has in the past. I have noticed that some new listings are priced at or near where they would have been at the peak of the market. Unfortunately that the house may sell at 2006  or 2007 prices is wishful thinking. If you want to get these prices, you need to wait a few years. It is unlikely we will see much appreciation until at least 2011.

Seven Homes Over a Million are Either Under Contract or were Sold in September

Only half of September is over and there are seven homes priced over a million that have come under contract or closed escrow in September.

What is even more astonishing to me is that three of the sales come from Oro Valley that has had a more difficult time in maintaining many high-end sales than the heart of the Foothills zip codes of 85750 and 85718.

 So the million plus buyers are out there hunting for great bargains on homes that would have cost a lot more in the past. Typically September is slow, but this year is likely to prove unusual with all but the first quarter seeing a recovery in the number of sales.

Where Tucson Residents Go On Long Holiday Weekends

The most popular place to relax during a long holiday weekend is San Diego. This year one can stay at a luxury four star resort on the ocean for less than $200 a night. With a drive of less than six hours from Tucson, many of my friends are heading there this weekend. Many Tucsonians migrated here from San Diego to beat the high home prices, but their love for San Diego will never die.  San Diego is beautiful and has been sited as the city with the most perfect climate in the United States.
