18 Tucson Luxury Homes at a Million or Over - Under Contract

Well not exactly - 2 of the homes under contract are listed at 999K, but that is close enough for me. To see these homes click on - 18 under contract

It should be noted of the eighteen Tucson luxury area homes: 13 are located in the Catalina Foothills, 2 are located in Dove Mountain (Marana), 2 are located in Oro Valley and 1 is located in a Marana outparcel. Price ranges are 999K -   $2,150,000.

Interestingly enough, one is a foreclosure - Rusty Iron (LP 1.1 million) located in an outparcel of Marana; two are short salesDream Weaver (LP $1,495,000) located in Oro Valley–does not show pended status, which probably means the offer has not been approved by the lender as of yet, and Camino a Los Vinetos (LP 1 million) located in the Foothills–this short sale appears to be bank- approved.

Two Tucson Luxury Homes Went Under Contract Today

skyling.jpgthimble-view.jpg

To view 7311  E Thimble View Way (LP: 999K) (top photo) (listed by Long Realty) and 5500 E Oakmont Drive (LP $1,590,000) (bottom photo)(listed by Coldwell Banker) click on this link–2 luxury homes under contract. The market is changing and the good ones are being scooped up! Seems  the Tucson Luxury Home Market is following the Scottsdale Luxury Home Market that is already seeing a surge of sales this year! Russ Lyons - Sotheby’s International Realty follows the two markets like no other local real estate company. I am so happy to be affiliated with them!

A little more detail on these houses - Thimble View was on the market for a year with a starting list price of $1,495,000 and Oakmont was on the market for 10 months with no list price change - they thought they had it right in the beginning and the did; it sold for $1,225,000 in April 2003. It is noteworthy that both houses are located near each other in the Catalina Foothills area of North Tucson.

Some Homes are Hard to Pass Up in Tucson Luxury Foothills Market

heidi.jpgToday a burnt adobe, built in 1978, but recently renovated, in the Old Foothills went into contract. The Sellers of 6856 N Solaz Cuarto (listed by Long Realty) knew their price was right–($899,900) so they held out for almost 6 months, with no price reduction, and bingo, an appreciative buyer offered to buy it. This one is over 3,500 square feet and is sited on an acre.

NE Tucson is Heating Up - Tucson Luxury Home Sold Today

larkspur.jpg20110106215902152486000000-o.jpgLately I have been noticing increased interest in Northeast Tucson–gorgeous, larger homesites with a “Home-Home on the Range” feel. The Northeast has not been as popular as North Tucson that has its multiple spas, luxurious hotels, shopping, closer location to Scottsdale and  top golf courses (although Northeast Tucson 49ers and Arizona National are great  golf courses). This year, I am seeing some folks want more solitude, and as a result some beautiful houses like 4501 N Larkspur (sold for 850K today) are selling. This beautiful 3,800 square foot home (5 bedroom plus guesthouse)  is located on over 4 acres; built in 2000, it is still fairly new and is perfect for horses.**** (Remember to click on the address to see multiple photos, listing, etc.–there are some great photos to be viewed)***
