This 4,000 square foot Mediterranean was built in 2006; it is situated on over 1/2 acre and the lot was originally purchased in 2005 for 275K. River Gate Estates is a well-situated Foothills neighborhood off of River Road; being only 15 minutes from downtown (although not in District 16 School District)is a plus and if the market were more normal, the sales of this neighborhood would have been excellent.

This contemporary was built in 2000 and last sold for $2,700,000 in March of 2004. This dramatic contemporary has over 6,200 square feet and is sited on almost 2 acres.

7525 N Camino Sin Vacas (listed by Russ Lyon – Sotheby’s International Realty) sold today for 775K; it was originally listed at 998K last October and the final list price was 849K, which insured an offer. This over 5,300 square foot home was built in 1987 and then was renovated; it is sited on an acre. Sin Vacas is a beautifully located, gated community that is next door to premier and more expensive Pima Canyon.

6549 N Calle De La Lluvia (listed by Long Realty) sold for $1,020,000; this 4,300 square foot home is a two-story home located on  a little over a third of an acre. Built as a contemporary in 2002, it was first listed at $1,299,000 last year in September. Alta Vista is an ungated community located very close to Ventana Canyon. Two-stories are harder to sell and some of the Alta Vista homesites are small, so these factors lend  to lower final sales prices than other typically larger homes in the Catalina Foothills.

6433 N Placita Del Zopilote  (listed by Long Realty) with a list price of $1,195,000, went under contract this weekend. This 4,800 square foot home was built in 1998 and is sited on .62 acres. After starting with a list price of $1,499,000 and being on the market for over 2 years, it finally made it on its way to closing! This home sold for 1.2 million in May of 2002.

6019 N Pinchot Road, a foreclosure,  sold today for $856,400. This over 4,300 square foot home was built in 1994 and is sited on 1.26 acres. Ventana Vista is a gated community located near Alta Vista. This one was only on the market 32 days!

It was only on the market 7 1/2 months, which is not bad in this market. It is located in ever-popular “Cat 10″, in the section that is not in Catalina Foothills – District 16 School District.
