Another Summit at Finger Rock two-story home, on less than 1/4 acre; this one  had an oversized two -car garage (in this price range three car garages are what is usually expected) predicably would have  made for a hard sale in this strong buyers’ market, but not this time! 4017 E Playa De Coronado (listed by Tierra Antiqua) has one of the most spectacular views in the Catalina Foothills. This 3,600 square foot, 2001- built home is sited on only .29 acres, and has only a two car garage. Because it is a two-story home and one-story homes are much more popular, that it is in on a very small lot, and that it has only a two-car garage, made it challenging to sell during the present market conditions. However, if the market were a better one, this one would have been snapped up in a day because of its setting. It started out with a list price of $1,195,000, but finally sold at 940K after being on the maket for 11 months. It originally sold for 882K seven years ago.

Canyon Ridge is a small  gated community of 40 homes sitting on the top of Snyder Road (off N Kolb Rd). The Seller’s original List Price was $1,074,000 in January, but with an aggressive price reduction, this beautiful, ridge-top home found a buyer.

After being put on the market 2 years ago at $1,750,000, and reducing its list price several times to finally $1,250,000 . This home is located at gated Skyline Country Club with its fabulous golf course and great location nestled into the Santa Catalina Mountains. This home sold previously in 2000 for 1.1 million.

This 1976- built Burnt Adobe (completely remodeled) has over 5,300 square feet and sits on almost an acre. It was purchased  less than 2 years ago for 950K and the new owners put it on the market at $1,295,000 7 months after purchase, but at this high price there were no takers.  Coronado Foothills Estates has some of the most amazing views in town. Someone got a great deal for a piece of paradise!

Not all short sales make it all the way to a successful closing, but this one did! 6033 N Indian Trail sold today for 800K; it was purchased in the Spring of 2006 for $1,054,679. This semi-custom, Sterling- built home has over 4,300 square feet and is located on an acre. Several real estate agents purchased in this very small ungated community located off Sunrise Drive near where it intersects into Sabino Canyon Drive. The timing was poor and selling homes around 1 million that are not custom was probably not such a hot idea. However, the location at the base of the Catalina Foothills, where more than a few lots together was almost impossible find at the time, made this builder make the gamble—it took several years to sell less than 17 homes.  Although it took 8 months to sell this home as a short sale, the sale may never have happened (because many short sales do not make it to closing) had it not been that the owner is a real estate agent that specializes in short sales.
