This Mediterranean had been on and then off the market and then on again during the duration. It has 4,700 square foot; is 8 years old and is sited on almost an acre in the ungated community (near Sabino Canyon) of Canyon Vista Estates. Having two-stories and being on septic likely made for a harder sale than a one-story on sewer.

Ventana Reserve Home Sells

6042 N Indian Trail sold for 950K; this same home sold for $1,250,000 less than 2 years ago. It only took 28 days to sell it, revealing once again, if you price it well, it sells quickly! This represents a 32% drop in price in less than 2 years. Ventana Reserve is a very small community of 17 houses located on the base of the Catalina Mountains, near Sabino Canyon. Ventana Reserve has future plans to be gated and the homes are all semi-custom built by Sterling Homes. This two-story home was built in 2008 and has over 4,500 square feet with no pool or spa, but the 1.3 area homesite provides plenty of room for the a future resort-style backyard.

Unbelievable Price!

6941 N Finger Rock Place went under contract in less than 2 weeks’ time after being listed at 895K; the kicker is it sold in 1999-13 years ago–for 865K. We will not know what it sold for this time, until closing. Mostly Catalina Foothills re-sales are selling for at least what they sold for in 2003, and many times, for final sales prices that occurred after this date.
Being a two-story home never helps; it was built almost 30 years ago, so that could be part of the problem, although it has been renovated. This home is sited on slightly over an acre and has over 4,200 square feet. Long Realty priced it to sell, very obviously!

6820 N Los Leones Drive sold today for $1,525,0000 after only being on the market 13 days; goes to show you how amazingly quick some “new” homes sell in the Catalina Foothills. Why? Because there are so few of them and this one is in the Catalina Foothills School District, in the coveted and gated community of Skyline Country Club. Some further details are the impressive size of this Mediterranean home: 5,550 square feet home, is has masonry stucco construction, and is sited on an acre. This lot originally sold for 465K in 2002.

Up-Close-and-Personal Tucson -Coronado Foothills Estates Home Sells

4455 E Coronado Drive sold today for $1,035,000; the same 8 year old home sold for $1,185,000 in 2005. Though this house has great appeal and has over 4K square foot home sited on over an acre and a half, it took a little over a year and a half to sell it. The present market conditions are such that it does take a lot of homes a long time to sell so this is par for the course.
