In 2017 there were 45 homes sales in the Catalina Foothills Luxury Homes price range of 800K-1 million. There were 5 more home sales with 50 in the same price range in 2016.
While much of the country has seen appreciation in this price- range, in Tucson the luxury homes market is stable. With the stock market rising rapidly in 2017 and up-to-date, we may see more sales this year.
Russ Lyon Sotheby’s International Realty listed 6474 N Lazulite Place and I found the Buyers ( Donna Anderson at Tierra Antigua Realty) for this special Ventana Canyon home. Sophisticated and timeless with up-close-and-personal views of the high Catalinas is the best way to describe this almost 3,400 square foot home that sold for $862,500. Take a glance at these photos and you will not wonder why they chose this home!
Long Realty listed and Tierra Antigua Realty found the Buyers for 6033 N Indian Trail that sold for 935K yesterday. This 9 year (young for the Catalina Foothills) home has over 4,300 square feet and is sited on about an acre in the small, gated community very close to Sabino Canyon of Ventana Reserve. The surroundings are of the high Santa Catalinas. Vacation at home here with solar heated pool with waterfall, spa, outdoor kitchen and fireplace.
It last sold 6 years ago as a Short Sale for 800K.
If we explore the number of homes sold in the Catalina Foothills from Jan 1st – Dec 6th there is a 24% uptick in the number of sales for the price- range 500K-800K from last year’s same time period. In 2006 for the same time period there were 195 sales versus this year that has had 242 sales. This is a popular price-range for snowbirds.
It is amazing to see the luxury real estate market in the Catalina Foothills has changed so little from last year to this year. Last year for the same time period there were 88 homes sales and for this year there were 89 home sales for the price range 800K and up in the zip codes 85750 and 85718.
Pima Canyon came in as the real winner with 12 homes sold so far this year versus last year for the same time period with only 7 homes sold. this year Alta Vista has had 9 homes sold so far this year versus last year for the same time period with only 2 homes sold; clearly another winner. Ventana Canyon has only had 7 this year in this price range versus last year with 9 home sales. La Paloma had 7 last year and the same figure this year! Skyline Country Club had less this year at 5 versus last year at 7 total luxury home sales. Cat 10 went down a little bit from 9 luxury home sales to 7 this year.
So what does this tell us? It tells us the luxury real estate market in the Catalina Foothills is stable. Home sales figures still are well below the peak of the market prices in 2007 and 2008 with little or no appreciation. It is still too early to tell what will happen this winter. Will there be many more luxury home sales in 2018? Will the prices appreciate? A lot may depend on the stock market – will it continue to go up? I will continue to report and let you know!

La Paloma Estates is a 24 hour gated community located in the epicenter of the Catalina Foothills. It is minutes from La Enchantada Shopping Center and is adjacent to the Westin La Paloma and its Golf Course.
