Ridge-top LaPaloma Home Sells for $1,065,000

Lynn Kline Realty sold 3413 E Via Palomita for $1,065,000 after being listed for six months at a starting list price of $1,295,000. This home previously sold for 950K in 2000. With almost 5K square feet and its ridge-top location, one would have thought it might sell for more, but as prices have or are bottoming in this price-range, the deals will be evaporating.

Ventana Canyon Home Sells for less than 1/2 the List Price

Amazing; a home that had been listed for 3.5 million sold today for $1,500,000 by Long Realty in Ventana Canyon. 6260 N Whaleback Place, which is a very spacious home (5,800 square feet) on an acre lot, made it to closing today at an incredible price!

This is the Year for Pima Canyon!

2042 E Quiet Canyon Drive with a List Price of $1,199,000, and after being on the market for quite some time (starting out in May 2010) at a List Price of $1,299,000, finally sold today for $1,034,000. This over 4K square foot home suffered from backing to E Ina Rd (not real busy like the “real” Ina Rd which is the road that starts off as Sunrise and then goes into Skyline and then finally goes into Ina and much later hits I-10), but it is still best not to back to a street that gets some traffic.

Incredibly Priced Pima Canyon Home Sold

Russ Lyon - Sotheby’s International Realty sold 1308 E Desert Garden Drive for an incredible price of 840K. This very Danish- style Contemp has a little over 3,200 square feet and has the pool in front, which was unusual–though I must say I really liked it. Both features probably drove the price down from the original listing price of $1,280,000 (listed by another brokerage) to the final list price of range price of 899K-929K, which was so aggressively priced and well- marketed, it was sure to sell!!!!!!!

Pima Canyon is Hot; Another One Closes Escrow

1980 E Desert Garden Drive sold today at $1,001,000 after being on the market less than a month’s time and after selling just 7 months ago for 950K.
Pima Canyon is selling well because so many of the homes have been reduced to the 1 million- 1.5 million price point.

Foothills II Home Sold for Less than it did 13 Years Ago

It is sad to find that 6941 N Finger Rock Place sold today for $859,500; it sold for $865,000 in 1999. However, since it was listed at 895K, one would not expect for it to sell for much more. After only being on the market 13 days, apparently the Sellers hit the mark at the right price! Having two-stories always is more challenging to sell than a one-story home, and that it is almost 30 years old, likely are two reasons it did not appreciate. However, the market seems to have bottomed, so it is also likely in a few years, it will be worth more!
