Perhaps only having a 2 car garage and having no pool and spa made it more difficult to sell. It should be noted the lot was purchased 4 years ago at the amazing price of 75K . This would have been the bottom of the market for lot sales, since at this time lot sales have appreciated. Last year 53 Catalina Foothills Luxury Homes Sold in the Price Range 1 Million and Over

Last year 53 luxury homes sold 1 million+; the year before there were only 33 sales in this exclusive price range. This reveals a 60% increase in high-end luxury home sales in the Catalina Foothills.

The ultra-luxurious, high-end homes in the Catalina Foothills are much more affordable than Scottsdale and most other desirable places to live in the warmer portion of the United States. Although the number of homes has increased dramatically, the prices have not and have been somewhat stable. These well-priced homes are surely not to last since the rest of the country has recovered and interest rates are escalating. Now is perhaps the best time to buy since the inventory of homes is declining.

Last Year 210 Catalina Foothills Luxury Homes Sold – Price Range 500K – 800K

There were 210 luxury Catalina Foothills homes that sold in 2016 that are priced between 500K – 800K. The year before there were 17 more home sales in this price-range, but it should be noted in the higher price range of over 800K there were many more sales in 2016 versus 2015; therefore, this price-range of 500K – 800K goes against the overall trend of more home sales in the Catalina Foothills.

New Catalina Foothills Contemporary Sells for 900K

 


A new, almost 3,800 square foot rustic Contemporary at 4090 N Circulo Manzarillo sold for 900K by Tierra Antigua Realty, my broker.

This ridge-top home has sprawling views of the high Santa Catalinas and also boasts city lights. It is rare to find a new home in the zip code 85750. It is located in Ridge Estates which is a small community of only 28 which is ungated. Pepper – Viner also built a small number of new homes in this area. Surprisingly it took about a year to sell this home; many of the Pepper-Viner built homes took even longer to sell. The luxury Tucson housing market has been slow to take off with no appreciation over the last few years. This is likely to change since as the rest of the country has appreciated, the Catalina Foothills will too; plus as interest rates rise, buyers are motivated to buy before they go even higher. Many who purchase winter homes in Scottsdale are not familiar with the Catalina Foothills that has a milder climate, less congestion and greater beauty. 

Alta Vista Contemporary Sells for $982,500

6140 N Paseo Valdear , a 4,170 square foot Contemporary sited on an acre, sold today for $982,500 by Long Realty. It last sold 10 years ago for $1,205,000.

Alta Vista is an ungated community located adjacent to beautiful Ventana Canyon with the high Santa Catalina and city light views.

It took about a year to sell this one that ended up sellling for 18 1/2 percent less than what it sold for in 2006.

Dream homes are more affordable in Tucson than Scottsdale. Views are beautiful and our summers are slightly cooler.
