In 18 days Long Realty sold 4645 N Placita Roca Blanca, a 10 year old, over 4,500 square foot Mediterranean sited on 3.36 acres sold for 1.3 million; the List Price was $1,300,000.
Cat 10 is a manned, gated lower Foothills community with homes sited on large homesites; many of them are on septic systems as this one is. The views are of the high Santa Catalinas.
Every year at least one home sells for over a million in Sabino Mountain. 4308 N Sabino Mountain Drive is no exception and since this ever popular community has few listings it is no surprise that this one sold early in the year . This almost 6K square foot home is sited on over an acre and has striking views of multiple (including high Santa Catalina) mountain ranges, plus as a special bonus has sparkling city light views. The final sales price was $1,070,000 which some folks would say was a bargain; the starting list price a few years ago was close to 1.5 million.
Sabino Mountain is gated and located minutes from Sabino Canyon. The popularity of this community for many is its dramatic setting of mountain, city and Sonoran Desert views. It has a community pool, spa and clubhouse.
The bargains still abound~1647 E Desert Garden Drive– Long Realty sold for $1,137,500 fifteen years ago and yesterday it sold for $1,225,000.
This 4,588 square foot home that is sited on just over an acre has majestic high Santa Catalina mountain views, travertine floors and three fireplaces and the list goes on.

6155 N Whaleback Place, listed by Long Realty, finally sold at $1,177,500 after being on the market since it was built in 2009. Imagine this first went on the market at $1,850,000? This almost 5K square foot Mediterranean is considered fairly new for the Catalina Foothills where most homes are older. It is located in 24 hour guard gated Ventana Canyon. Property taxes are $14,295. which is high for a home that sells for $1,177,500.
6320 N Placita Arista , listed by Long Realty, sold today for 865K. It is very hard to find a new home in the Catalina Foothills. This one took over 9 months to sell with a few price reductions. Perhaps only having a 2 car garage and having no pool and spa made it more difficult to sell. It should be noted the lot was purchased 4 years ago at the amazing price of 75K . This would have been the bottom of the market for lot sales, since at this time lot sales have appreciated. This home has almost 3,500 square feet and is sited on .6 of an acre in popular and 24 hour manned gated La Paloma.
3280 E Camino Juan Paisano, listed by Tierra Antigua Realty (my broker) sold for 1.1 million today. This 13 year old, almost 4,700 square foot Mediterranean is sited on 1.11 acres. It boasts masonry stucco construction, 4 fireplaces, 3 zoned HVAC, separate guest house of 857 square feet and a great outside recreational area with all the bells and whistles.

Last year 53 luxury homes sold 1 million+; the year before there were only 33 sales in this exclusive price range. This reveals a 60% increase in high-end luxury home sales in the Catalina Foothills.
The ultra-luxurious, high-end homes in the Catalina Foothills are much more affordable than Scottsdale and most other desirable places to live in the warmer portion of the United States. Although the number of homes has increased dramatically, the prices have not and have been somewhat stable. These well-priced homes are surely not to last since the rest of the country has recovered and interest rates are escalating. Now is perhaps the best time to buy since the inventory of homes is declining.
