For most price ranges the number of real estate sales was stable or better in 2015 versus 2014. However there is one exception– the price range 1 million and over saw a 30% decline in the number of home sales. The other price ranges went like this~
Price range 300K – 400K and the price range 800K – 1 million was stable.
Price range 400K – 500K saw an 11% increase in the number of sales.
Price range 500K – 800K saw a 24% increase in the number of sales.
The bargains are to be found in the 1 million + price range that continues to struggle to find buyers.

Long Realty listed it and immediately Tierra Antiqua Realty found the buyer for 3031 E Placita Los Siete Adobes. It sold for 840K.
It is unique, special and impeccable. A buyer was waiting in the wings for this almost 3K square square foot mud adobe sited on about 1/2 acre. The location in the heart of the Catalina Foothills and that it is privately gated made it even more attractive.
5980 E Terra Grande, a 4,300+ square foot sleek Contemporary sited on almost an acre in a half sold for $1,550,000 by Long Realty. It sold for 4.6% more less than 3 years ago. Again proving the 1 million plus market is not appreciating. Of course, for the Buyers this is great; for the Sellers not so much.
This striking home in gated Finisterra has views of the high Santa Catalinas and the Tucson city lights. It is 20 years old, but you would not have guess that by looking inside. A bargain and this is the case for more than a few homes priced over a milion!

There was no increase in the number of home sales in the CatalinaFoothills for the price-range 300K-400K from 2015 vs 2014.
In fact the number of home sales was close; in 2015 there were 130 and in 2014 there were 9 more sales at 139. The number difference is statistically insignificant proving the real estate sales market in this price range is stable but did not improve in 2015.

The entry level Catalina Foothills luxury market is typically priced in the 400K-500K price range. This range is popular with the empty nesters who want to downsize yet keep their luxury lifestyle. It is also a popular price-range for snowbirds who seek the great climate, affordable prices, and beauty of the Catalina Foothills to make their winter home.
Fortunately we saw 167 homes salesin this range in 2015 versus 150 homes sold in 2014 which represents an 11% increase in number of home sales.

Good News for Sellers in the Catalina Foothills in the price- range 500K – 800K–there was a 24% increase in the number of home sales in 2015 as opposed to 2014.
It should be noted that home prices from 800K-1 Million saw no increase from last year to the year before. Homes priced over a Million saw a 30% decline. So this is great news from luxury homes priced 500K-800K that saw a 24% increase in the number of sales.

Long Realty sold 6223 N Desert Moon Loopfor 950K; it sold for 980K almost 3 years ago and then these Sellers did a very tasteful kitchen renovation after their purchase. Another sad case where the market on the luxury homes in Tucson just has not come back and in fact in some cases depreciated in the last few years.
This beautiful 18 year old two-story contemporary home sites on over a 1/2 acre and has 3,600+ square feet. Although two-story homes are harder to sell than one-story homes, it helps that this one has a first floor master bedroom. The views of the high Santa Catalinas and the Ventana Canyon Golf Course are beautiful.
It took 300 days for Long Realty to sell 4991 N Avenida De Castilla at $1,095,000. This is many times par for the course when selling homes that are priced over a million. The saddest part is that it sold for only 60K less 15 years ago!!!!!! Not the fault of the house; it is beautiful! It has over 4,500 square feet and is sited on over an acre with both fabulous Santa Catalina mountain and city views. Features of the house include polished concrete floors, beamed and corbelled ceilings, outdoor kitchen, pool and spa with fireplace and having spacious 5 bedrooms and 4 .5 bathrooms.
There are certainly are some good deals out there!
